The word tender has more than one meaning in property. To avoid confusion, let's be explicit.

An Australian software platform that introduces vendors to real estate agents. Agents submit standardised, non-binding tender responses describing the commission, marketing budget, and services they would offer if engaged. Vendors compare the responses side-by-side and shortlist one agent to meet.

❌ Tender My Listing is not

A traditional real estate sale by tender (where buyers submit sealed, binding offers on a property by a deadline). Tender My Listing has nothing to do with selling to a buyer. It is about selecting which agent will list and sell your property on your behalf.

The short version: Tender My Listing is for choosing the right agent, not for selling your property. The actual sale still happens the way any other sale happens — through the agent you choose.

How the platform works

Vendor adds property details

Address, suburb, and a few basics. No photos, no public listing. Your details stay private.

We show the top-performing agents in your suburb, ranked by recent sales. You pick who to invite — up to five.

Agents submit tender responses

Same questions, same format — commission, marketing, services. Vendor compares side-by-side and shortlists one to meet.

Nothing is binding at any point in this process. An agency relationship only arises from a written Listing Agreement signed in person between the vendor and the agent they select.

What we don't do

  • We don't sell property. We are not a real estate agency. We do not list, market, or show property to buyers.
  • We don't publish property ads. Your property details are never shown publicly on our site or any portal.
  • We don't write contracts. The Listing Agreement (the only legally binding document) is prepared by the agent you choose and signed between the two of you, in person.
  • We don't give legal advice. We recommend all vendors get independent legal advice before signing any agreement.
  • We don't sell your data. Your personal information stays private until you shortlist an agent. See our Privacy Policy.
  • We don't take a cut of your sale. Tender My Listing is free for vendors. Agents pay a flat $950 + GST success fee — only if they win and sign a Listing Agreement.

Why we built it

Choosing the right real estate agent is the most consequential decision in a property sale — the difference between agents on commission, marketing spend, and sale result can be tens of thousands of dollars. But vendors rarely see those numbers side-by-side. They interview three agents in person, one at a time, with no standardised comparison, often no written fee structure until after commitment, and no way to know what the other agents would have offered.

Tender My Listing makes agent selection what it should have always been: transparent, comparable, and on the vendor's terms. No pay-for-placement. No cold calls. No pressure. Agents compete on value, and you stay in control start to finish.

Why this works for agents too

It would be easy to frame Tender My Listing as "vendors versus agents" — but that's not what we built, and it's not what works. Agents are partners in this process, not competitors to it. A fair marketplace needs both sides to trust the rules.

Agents on Tender My Listing receive pre-qualified invitations from vendors who have confirmed they're ready to sell and have specifically chosen you based on your recent record in their suburb. No cold-calling, no mass lead auction, no per-lead fee. Submitting a tender is free, there are no monthly subscriptions, and no agent can pay for a higher position — rankings are purely merit-based. You are rewarded for your sales performance, not your marketing spend with us.

When you do win a tender and sign a Listing Agreement, the fee is a flat $950 + GST on success. That's the entire cost. No percentage of commission taken, no ongoing data fees, no hidden charges. It is a simple, aligned-incentive model: agents pay once, only when they have won the business.
